Effects of an 'Article 4 Direction'

An Article 4 Direction is revealed by the solicitor when he carries out a search on the property for a prospective buyer. The purpose of the Direction is to aid the retention, reinstatement and repair of the external original features of a property.

Nearly all alterations which affect the appearance of the property will need permission.  However repairs using original designs and materials will not. The Direction normally applies only to the front and sides of the property, although there are some exceptions to this. You are advised to check which parts of your property are covered as unauthorised alterations may result in action being taken against you.
