Local housing allowance rates
Local housing allowance or LHA is a new way of calculating
payments for people receiving housing benefit; it will not replace
housing benefit. A flat rate is used based on the size of the
tenant's household and the area in which they are renting the
property. This amount is not directly related to the rent being
charged.
The rate of LHA that a customer receives will be reviewed on an
annual basis. Other circumstances, such as money that the tenant
has coming in or other people living in the household will still
affect the amount of benefit paid so the tenant may not always
receive the full rate of LHA. Further information on LHA
rates is available from the Department for Work and
Pensions.
Up to March 2012 rates were reviewed on a
monthly basis by the Valuation Office Agency.
From April 2012 rates will be reviewed annually, so April’s rate
will be effective from April 2012 until March 2013.
