How much will it cost?
The Charges for a Full Plans application are normally paid in
two instalments, one when the application is submitted and one when
works start. The Charges for a Building Notice must be paid in a
single instalment when the notice is submitted. Having said this
however the total charge is exactly the same whichever of the two
you choose.
For Initial Notices no charge is payable to the City Council.
You will however have to pay the Approved Inspector for the service
provided and you should make sure you know in advance what this
will be.
For small extensions, the charge depends on the floor area
created and this is measured internally. For extensions of more
than one storey, the floor area of each storey needs to be added
together when calculating the total floor area on which the charge
will be based.
Where you intend to build more than one extension you must add
together the floor areas and pay a single charge based on the
combined floor area, (providing the total floor area is 60m2 or
less). Where the total combined floor area is over 60m2 the charge
will be based on the total estimated cost.
Finally, if your intended work is being carried out only for
the benefit of a disabled person then the application will always
be dealt with entirely free of charge. We can only do so however
provided some specific conditions are met so please see if they
apply to you first.

- Replace one or more windows
- Build one or more completely new dwellings up to 300m2 floor area
- Build one or more completely new dwellings over 300m2 floor area
- Convert existing buildings into one or more new dwelling (Self contained flats, barn conversions etc.)
- Build one or more extensions with a combined floor area of not more than 60m2
- Do a loft conversion creating up to 2 habitable rooms
- Build a garage with a floor area of up to 40m2, or a carport (which must be open on two or more sides) up to 40m2
- Build a garage with a floor area up to 60m2, or a carport (chich must be open on two or more sides) up to 60m2
- Carry out any work othe than the above
- Installation of Solar or Photo Voltaic Hot Watrer Systems
