Carrying out repairs to a building
Almost all repair work to buildings can be carried out on a
"like for like" basis without an application under the building
regulations being required.
For example, if a rotten timber floor is replaced by another
timber floor using the same size joists and floorboards, no
application is needed. If the timber floor is replaced by a
concrete floor however, that is not a "like for like" repair, and
an application may be needed.
Where the roof covering is being replaced, an application will
be required if the new slates or tiles are either heavier or
significantly lighter than the materials they replace.
As a general rule if you are replacing less than 50% of a
structural element (i.e. floor or roof members) then that work will
be classed as repair. If you exceed this figure then the work is
not regarded as a repair and in all probability a Building
Regulation application will be required.
