responds to applications for searches of the register. Contact

The Local Land Charges Register
The Local Land Charges Register consists of
- any grants which may have been awarded by the Council to an owner of a property.
- planning permissions
- conservation areas: this designation gives additional controls over new buildings or demolition works. it also helps to protect trees
- environmental health issues. e.g. Smoke Control Orders
- enforcement notices
- financial charges: detailing amounts of money that are due to the Local Authority, usually these amounts have been incurred as a result of works carried out by the Council in default
However, there is no information about:-
- land and property boundaries
- land and property ownership
- private rights of way
- gas, electricity, telephones etc
What is a Local Land Charges Search?
A Local Land Charges Search is required to inform a purchaser of the existence of obligations or 'charges', enforceable against successive owners by local authorities, or central government.
A 'charge' describes a burden imposed on land with which
successive owners or occupiers of land and/or property must comply.
The charges detailed on the Local Land Charges Register would not
normally be disclosed by looking at the title deeds or inspecting
the land or property itself. People usually employ a Solicitor to
carry out a search on their behalf; however, anyone can submit and
carry out a Search, as long as they use the statutory application
forms.
When submitting a 'Local Land Charges Requisition for Search'
a combination of forms LLC1 and CON29R and CON29O in duplicate can
be send (these forms are obtainable from Solicitors or Law
Stationers).Please include two copies of an OS based plan, with the
property to be searched clearly outlined in red.
The CON29 is divided into two parts:
- CON 29R - standard enquiries (Part 1) are enquiries that the Council answer
- CON29O - optional enquiries (Part II), you should clearly mark in the relevant box if you want answers to these enquiries. Remember also, to include the necessary fee for each enquiry
