Local land charges searches

The Council maintains the register of local land charges and responds to applications for searches of the register.

This service is not to be confused with HM Land Registry. If your enquiry relates to ownership of land you should contact Peterborough District Land Registry on telephone (01733) 288288 or fax (01733) 280022.

What is a Local Land Charges Search?

A Local Land Charge Search should be carried out when a property or piece of land is being sold, purchased, leased or valued to find out if there are any matters affecting the land. They are also mandatory in all Home Information Packs.

Paper Searches

When submitting a 'Local Land Charges Requisition for Search' a combination of forms LLC1 and CON29R and CON29O in duplicate can be sent (these forms are obtainable from Solicitors or Law Stationers).Please include two copies of an Ordnance Survey plan on a scale of 1:1250, with the property clearly outlined in red.

LLC1 – This form deals with all registerable charges, such as grants, tree preservation orders, planning agreements, and listed buildings and enforcement issues.

CON29R – Required Enquiries (Part I) are standard enquiries that the Council answers.

CON29O – Optional Enquiries (Part II), you should clearly mark in the relevant box if you want answers to these enquiries. Remember to include the necessary fee for each enquiry (£13 each).

Electronic Searches

Peterborough City Council is at Level 2 of the National Land Information Hub (NLIS). This means we can receive searches electronically but send results by hard copy.

Information about other roads, footpaths (Box C)

Roads and paths must be clearly identified in Box C and marked on the plan. The Council will not accept phrases such as 'abutting' and ‘adjoining’.

The Council's target for responding to basic searches is 10 working days from the date of acceptance of a request although it averages at 3 - 5 working days.
