Flood risk assessment

The Environment Agency is the leading public body protecting and improving the environment in England and Wales. Advice on  Development and Flood Risk is available on their website. Some more general advice is available from the department of Communities and Local Government.

When should I submit a Flood Risk Assessment?

In order to find out you must:

1. Establish which Category of Flood Risk your site falls within. Click on the link below and select the Flood Zones option.

  • Area shown as Flood Zone B = Category 3
  • Area shown as Flood Zone A = Category 2
  • Area not shown as Flood Zone A or B = Category 1

2. Go to the Environment Agency web link step by step guidance, select the option "step by step guidance", complete the questionnaire and act on the instructions provided. The questionnaire includes guidance to help you answer the questions.

If your proposal requires a flood risk assessment to be submitted and this requires more than completing the simple form that you are presented with when using the "step by step guidance", you are strongly advised to discuss the scope and content of the flood risk assessment before you start work on it.

Background  

Over the past few years the impact of flooding has become an important issue for everybody. With changes to weather patterns (effects of climate change) and the impact development has on water movement to streams and rivers, the risk of flash flooding and floods has increased. It is in everyone's interest to know what risk of flooding your house or business has, also on how water is disposed of from your home or business and what knock on effect this has to your local environment as a whole.
