An historic railway goods shed could be transformed into an independent food hall and entertainment venue, if Cabinet agree the sale at its meeting on Tuesday 25 August 2026.

Cabinet will be asked to give approval to sell the building at Fletton Quays to Brick and Bond Properties Ltd. The council-owned property was put up for sale on the open market earlier this year.

Several bids were received from interested parties, with a food hall-led development being the preferred use. Emphasis was placed on securing a credible and well-funded proposal capable of delivering redevelopment at pace.

A report to Cabinet stated: “The recommended purchaser has demonstrated a desire to bring forward a food hall use and the strongest combination of funding certainty, price and regeneration potential.

“The proposed sale will bring a vacant and underutilised heritage asset back into productive use, creating a vibrant destination that supports local businesses, strengthens Peterborough’s food and hospitality sector, increases visitor footfall, and provides wider social and community benefits.”

According to the Cabinet report, Brick and Bond is proposing to redevelop the Goods Shed into a premium independent food hall incorporating around 16 independent food and beverage operators offering a diverse range of cuisines to appeal to all sections of the community, from dining through to entertainment.

The proposed purchaser has also stated they intend to host regular live music, comedy evenings, cultural events and seasonal markets at the venue and offer opportunities for local musicians, artists and performers.

Cllr Numan Ali Iqbal, Cabinet Member for Growth and Regeneration, said: “I am recommending the Cabinet agrees to sell the Goods Shed to this developer which has a vision to transform this historic building into a vibrant food hall creating another place where residents and visitors will be able to come to socialise with friends and family and enjoy high quality food and entertainment on the redeveloped south bank of our river.

“Over the coming months, residents will begin to see the vast amount of investment planned for this area of the city and our overall vision beginning to take shape. Work on Cygnet Bridge is moving at pace connecting Fletton Quays with the Embankment, plans for the new leisure centre including swimming pool have been submitted, the hotel has been sold and the new owners are talking about opening next summer and plans are in the pipeline for the exciting new Youth Zone for our young people. This shows a real commitment to investing in our city and providing new and improved facilities for residents and visitors to enjoy.”

The redevelopment of the Goods Shed will also transform an underutilised building into a vibrant, culinary, cultural and social destination for Peterborough and once complete it will be a real asset for our city.”
