Prior Notification - demolition (PF22)

Introduction

If you intend to demolish a building as a separate project, you must apply to the local planning authority for a determination as to whether prior approval is required for the method of demolition. This will be in addition to any other consent required for demolition (e.g. for heritage properties).

What you need to submit

The list below details supporting documents that may need to be submitted as part of your application. Please refer to each section below in order to determine whether or not you need to submit it as part of your application.

Always required

You can either use the application form OR provide a full written description of the proposed development, including details of the materials to be used and dimensions in metric.

If you use the application form please ensure that you have completed every section before submitting. Where sections or questions are not relevant please state this on the form.

This is not an essential requirement, you must however provide a written description of the proposal.

To help us process your application it would be helpful if you could provide a plan, this should:

  • identify the land to which the application relates;
  • identify the position of the building(s) to be demolished;
  • be drawn to an identified scale;
  • show the direction of north
  • and include a scale bar.

Always required

A statement that the applicant has displayed a site notice in accordance with A.2(b)(iii) of Part 31 of Schedule 2 to the General Permitted Development Order 1995 (as amended)

This is not an essential requirement, but can be a helpful document when submitted with most applications.

A Demolition Management plan should cover the following:

  • a noise management plan including a scheme for the monitoring of demolition noise;
  • a scheme for the control of dust arising from demolition works;
  • a scheme of chassis and wheel cleaning for demolition vehicles including contingency measures should these facilities become in-operative and a scheme for the cleaning of affected public highways;
  • a scheme of working hours for demolition works;
  • a scheme for demolition access from the Parkway including measures to ensure that all demolition vehicles can enter the site immediately upon arrival, adequate space within the site to enable vehicles to load and unload clear of the public highway and details of any haul routes across the site;
  • a scheme for parking of contractors vehicles;
  • a scheme for access and deliveries including hours.
